Cash Sales Instructions: First, Find a property you wish to purchase from our "Shop for Land" tab Provide to us the name or names in which you want the property titled, your current mailing address, telephone number and email address to prepare the Sales Contract We will immediately send to you a Real Estate Sales Agreement having an accurate legal description of the property and clearly stating all of the terms of the sale. The Real Estate Sales Agreement for cash purchases requires an earnest money payment of ten percent (10%) of the Land Purchase Price be remitted along with the signed Sales Agreement. Upon receipt of the Signed Sales Agreement and earnest money payment of ten percent (10%) of the Land Purchase Price, we will sign the agreement and return it to you. The Agreement will include our agreed upon real estate Closing Date. At the Closing, your will pay the balance owed on the property and we will provide you with a signed deed to the property. Record your new property deed at the courthouse and enjoy your new land. Lease to Purchase Finance Instructions for properties already owned by R. Hunt & Associates: Find a property you are interested in from the "Shop for Land" tab. To prepare the necessary paperwork to close the transaction, we need the name or names in which you want the property titled, your current mailing address, telephone number and email address. We will email the completed Lease to Purchase document to you containing all the details and the accurate legal description of the property for your review. Once completed which usually takes only one day, we will send you a Lease to Purchase Agreement to sign and return to us along with the required first month's Lease to Purchase Payment as agreed in the document. After the Lease to Purchase contracts are signed and the first month's payment made as agreed, all you have to do is continue making your monthly payments as agreed upon in the signed Lease to Purchase Agreement. You will receive your deed to the property after the last monthly payment is made, if not previously paid. You can pay off the balance sooner than the due date without incurring a prepayment penalty, which is important because most mortgage lenders require that the land be paid off (usually from loan proceeds) when they finance building loans. We know that you do not wish to incur a large prepayment fee to do so. After the Lease to purchase contract has been paid in full, all you have to do is record your new deed with the county and enjoy your ownership of the property.
